Dallas-Fort Worth offers a massive wholesaling and fix-and-flip market. These two investments go hand and hand with each other. Real estate wholesaling is a strategy in which a wholesaler obtains a contract on a property with its seller, and in turn sells the contract to an investor. Typically, the subject property is purchased from the original owner and sold to the end Investor in the same day. The wholesaler facilitating the purchase will be paid the difference in the original purchase price and the final purchase price. For example, a wholesaler will write a contract for a property at $130,000. Prior to closing, they create a secondary contract to sell to an Investor looking to fix then flip the property at $150,000. At closing, the wholesaler will have a gross profit of $20,000. This is a short-term Real Estate Investment typically lasting 1 to 3 months. The investor will then rehab the property to increase the desirability of the property. After the renovation is completed the Investor will sell to the new Buyer and profit from the increase price. Most investors aim to create a 20% ROI from a fix-and-flip property. This is a short-term Real Estate Investment typically lasting 4 months to 1 year.
Traditional long-term investments are perfect for the wealth building Investor mindset. A long-term lease is considered any lease over 90 days. Most long-term leases range from 1 to 2 years. A benefit of a long-term lease is that an Investor can use the profits to pay the mortgage of the home over a number of years. As the equity builds so does the investors wealth. They can then sell the property and cash out on the growing equity. Furthermore, a property with a low mortgage and or no mortgage can create residual income for an Investor while still obtaining property equity. Long-term tenants will allow an investor to have little responsibilities outside of maintaining the main features of the home. This is a suitable option for an Investor looking to have little hands-on requirements for an investment and also one looking to acquire many investment properties.
Modern short-term rentals are all the new craze such as AirBNB and VRBO. This is my personal favorite form of Real Estate investments. In November 2021, I purchased my first AirBNB property which has allowed me to maximize profits in order to pay down the property mortgage as fast as possible. With short-term rentals you can create a higher rate ROI on your investment. This is a more hands-on Investment strategy that requires more expenses then traditional long-term leases. With a short-term rental, the investor will inquire the expenses to operate the property such as utilities, management fees, etc. This is mitigated by the higher ROI the investor receives.

Consider hiring a management company. A management company can oversee the entire short-term rental process. This is a great solution to maintaining a positive review status by offer concierge service to your guests. This is also imperative to Investors with many short-term rentals.
